As the Personal Representative for an estate, an executor or administrator is obliged to protect the assets of the deceased until they can be distributed to the beneficiaries. Should an insurance policy prove to provide inadequate or unsuitable cover, the beneficiaries could pursue an executor to recover their financial losses caused by the executor’s error.

At Bickers Insurance Services, we undertake an individual assessment of every property when providing a quotation. This provides a greater level of confidence that every policy purchased is fit for purpose and has been recommended by a professional following an assessment of the property and circumstances.

When providing a quotation we will:

Carry out a BCIS rebuilding cost assessment

We subscribe to the enhanced version of the BCIS (Building Cost Information Service) rebuilding cost calculator which is recommended by the Association of British insurers. We will (wherever possible) measure the property using satellite imagery and identify any additional features visible from these and street view images.

Obviously, we are not professional surveyors and therefore can only carry out a basic assessment. This will nevertheless assist us to greatly reduce the risk of under insurance.

Check property type, year of build, non-standard features or non-standard construction

These factors are often unknown to executors, particularly when a householder has passed away, and a mistake here can lead to cover being unsuitable and claims being declined.

Check proximity to watercourses and flood risk factors

We will check mapping systems for nearby watercourses and other geographical features which must be disclosed to many insurers but of which the administrator or probate professional might be completely unaware. This helps reduce the risk of non-disclosure and unsuitable cover.

Check other risk factors such as trees, roads, vegetation and other features shown online

We are able to place cover for residential property even if it has been unoccupied for an extended period – as long as it is properly maintained and we are happy with the reason for the period of unoccupancy.

Physical security (locks on doors, windows etc), inspection frequency, heating regime, mains services status, all these can vary from case to case and can change which insurance product we recommend for an unoccupied property.
